New Era was originally built as a philanthropic concern in the 1930s. Although popular with residents, it suffered from homes that were no longer fit for purpose in terms of type, size, or quality. Acquired by Housing Association Dolphin Living in 2014, the regeneration of the estate has been developed in close consultation with residents, and will deliver more than twice the original number of homes and re-provide the site’s parade of shops. A generous landscaped courtyard with a mixture of shared and private outdoor space replaces hard standing and carparking at the centre of the block, and private front gardens and carefully defined street edges will frame the buildings’ perimeter.
