PEMBROKE (POOLBEG WEST)
Poolbeg West is where Dublin meets the sea. The public realm masterplan for this 15-ha brownfield site will guide its development into a new coastal neighbourhood east of Dublin’s city centre. Located within a Strategic Development Zone (SDZ), this is a prime location to deliver much-needed housing and commercial space for Ireland’s growing capital city. The project also offers a one-of-a-kind opportunity to complete the urbanisation of this part of Dublin, connecting the urban fabric of the city centre to Dublin Bay.
The vision for Poolbeg West is for a coherent yet diverse community with a rich mix of uses, including 3,500 new homes, community facilities and approximately one million square feet of commercial space. The masterplan has a single urban grid inspired by the Georgian squares of Dublin which is placed into an extraordinary coastal setting. New routes are aligned to create direct connections within the development area and to make strong links to the surrounding neighbourhoods by linking to existing routes and green corridors.
Nearly 2-ha of development area is dedicated to parks and open spaces, including a naturalistic village green and coastal park, and a more formal neighbourhood square at the heart of the scheme. At both micro and macro scales, the public realm invites the wider landscape in, with the aim of integrating a new neighbourhood with both the established and mature communities around it as well as its spectacular setting.
