Allies and Morrison are the masterplanners and architect for District//S, a new development at the edge of Beirut’s historic city centre that will have 42,000 sqm of high quality residential accommodation. Twenty two new buildings provide 109 apartments ranging in size from 150 sqm to 600 sqm, and a network of pedestrianised public spaces – a piazza, a sunken garden and a series of lanes – creates a vibrant public realm for a cosmopolitan mix of cafes, shops and galleries. The design response holds that the outside is as important as the inside, with a complex layering of outdoor spaces that are a continuation of indoor spaces and provide the setting for the social life that is common to a Mediterranean city.
Conceived as a ‘well assembled chorus’, all buildings have been designed to work together rather than compete with one another, with subtle variations of a few themes represented in their elevations, materials and forums. Building’s are clad in stone and incorporate tall, oversized timber shutters – a contemporary response to the traditional Lebanese balconies and shutters which jut from buildings in neighbouring areas. All buildings are to be built from a restrained palette that is drawn from historic Beirut architecture, yet every single building in District//S is unique. Eight Jewel-like penthouses overlook a series of connecting rooftops with pools and terraces, creating a private landscape raised above the city.
