One Piccadilly Gardens

This new commercial office building forms a frontage to one of Manchester’s major public spaces and has a civic presence within the city. It provides over 150,000 sq ft of office space over six floors, with retail and restaurant space at ground level.
The main elevations are composed principally of red brick in response to the predominant materials of the existing Victorian buildings nearby and have a strong ‘base, middle and top’ with deeply modelled brick reveals. The regular grid is offset by a double-height diagonal cut, which forms a route from the gardens to the street and creates a dialogue between the building and the new urban space it addresses.
