This new quarter of England’s Saxon capital, developed for TIAA Henderson Real Estate, will provide 13,739sqm of retail floor space and 173 new residential units. It will transform a derelict part of Winchester’s city centre currently dominated by a bus station, a car park and a collection of undistinguished modern buildings. The proposals introduce a series of public spaces around the re-found Saxon street pattern.

The street layout restores the historical grain of the city, promoting individual buildings which react and respond to the context in form, surface and detail.
